How to Register Property in Ibiza After Purchase

Buying property in Ibiza is only complete once your ownership is officially recorded in Spain’s Land Registry. Without registration, you’re not fully protected — even if the deed is signed.

At Borderless Lawyers, we handle the full post-sale process for our foreign clients — including tax payments and title registration.

🖋️ Step 1: Sign the Public Deed at the Notary

After due diligence and payment:

  • You (or your lawyer via POA) sign the escritura pĂşblica

  • The notary validates the deed and notifies the Land Registry electronically

âś… We represent you at the notary and collect the original deed afterward.

đź’¶ Step 2: Pay Property Transfer Taxes

Depending on the type of property:

  • Resale Property:

    • ITP (Impuesto sobre Transmisiones Patrimoniales):

      • 8–10% depending on price

  • New Build:

    • VAT (IVA): 10%

    • Stamp Duty (AJD): 1.5%

âś… We calculate and pay the taxes within the legal deadline to avoid penalties.

🗂️ Step 3: Register the Deed at the Land Registry

Once taxes are paid:

  • We submit the original deed, tax forms, and proof of payment

  • Registration takes 2–6 weeks, depending on the registry’s volume

  • You receive the registered title proving legal ownership

🧾 Step 4: Notify the Cadastre (Catastro)

  • The Catastro must be updated for property tax (IBI) and municipal records

  • We notify them of the change in ownership and provide cadastral alignment

đź’ˇ Without this, you might miss tax bills or face utility setup issues.

đź“‹ Documents Required

  • Notarized deed (escritura pĂşblica)

  • ITP/IVA tax proof

  • Form 600 (for ITP) or 600/Modelo 303 (for IVA)

  • Buyer’s NIE and ID

  • POA, if used

đź’Ľ What We Do

At Borderless Lawyers, we:

  • Collect your notarized deed

  • Pay all taxes on time

  • File the registration and Catastro updates

  • Send you certified proof of ownership

  • Translate key documents into English

⚠️ Why Registration Matters

Without it:

  • You are not the official legal owner

  • You may face delays in future sales or inheritance

  • Utility companies and tax authorities may not recognize you

  • You risk fines or liens if taxes go unpaid
